Listed Cottage Extension, Suffolk

The existing property as described by Historic England is "A C17-C18 timber framed and plastered house converted into cottages probably in the C18 or early C19. A C20 addition extends at the west end, 1 storey and attics. Small casement windows, some with lattice leaded lights. 3 doorways (2 with modern gabled porches). Roof thatched, with 3 dormers."

Following its subdivision, each cottage had become small for practical modern use, and had been extended with varying degrees of sensitivity to the original listed property. 

Working closely with our clients, the planners and the conservation officers, we were successful in achieving permission for a new single storey extension.

 

As part of our proposal, we also removed two low quality extensions on the West end gable which were not in keeping and were insensitive to the property. 

 This was sensitively designed using materials to match the main property on the whole, with a clay pan tile roof, mirroring an extension to the Eastern gable of the listed cottage. 

Hardwood leaded windows, conservation rooflights and cast iron rainwater goods provided further sympathetic detailing, subservient to the thatched cottage. 

Externally, a new patio area and retaining wall was installed. This provides both a great space, and provides a purposeful change in levels which helps to protect the building from the much higher surrounding land and surface water run off. 

The project was completed in 2024.
